Portfolio Manager | Real Estate (Early-career)
The role
This role is designed for professionals who want to deepen their investment expertise, gain exposure across the full investment lifecycle and grow step by step within portfolio management.
As a Portfolio Manager Real Estate, you will work closely with experienced portfolio managers and contribute to the execution and ongoing management of APG’s European real estate portfolio. Your focus will be on analyzing, preparing and supporting of investment decisions.
What you would do
- Support sourcing and execution of new real estate investments in Europe;
- Perform financial analysis and underwriting of new and existing investments, including cash flow forecasting and valuation modelling;
- Conduct market, portfolio and company analyses to support investment decisions;
- Prepare materials for internal investment approvals, reporting and portfolio reviews;
- Contribute to team discussions on portfolio positioning, market developments and strategy;
- Participate in asset visits and meetings with local management teams and external partners across Europe.
This position offers a strong learning curve and exposure to complex transactions. You will start with a strong analytical and supporting focus and gradually build your responsibilities as your experience grows, through close collaboration with (senior) portfolio managers and the leadership team.
What you bring
You are analytical, driven and motivated to grow within an institutional investment setting. You combine strong quantitative skills with curiosity and a collaborative mindset.
You bring:
- An academic degree in economics, finance or business;
- At least three years of relevant early career experience in a financial, analytical or transaction oriented role (e.g. investment management, M&A, corporate finance);
- Interest in private investments and/or real estate markets;
- Strong financial and analytical capabilities, including financial modelling skills;
- A structured and disciplined way of working, with attention to detail;
- The ability to communicate clearly and work effectively in a team;
- A digital mindset;
- Proactiveness, accountability and a willingness to learn;
- Empathy and the ability to build strong working relationships;
- Fluency in English.

Recruitment process & timeline
CV selection will start after the posting period has closed and will take place in the week of 11 May. Candidates will receive a response or invitation no later than 22 May.
The interview process will consist of three interview rounds. As part of the selection process, shortlisted candidates will be invited to complete a business case, planned for late May / early June.
We aim to complete the full selection process in June. A business case or assessment are part of the selection process.
International candidates
The working language is English. The ability to work in the Netherlands without visa sponsorship is an advantage. Visa sponsorship may be considered on a case-by-case basis, as this role requires a quick start.
