The role

With assets under management over €600 billion, APG is one of the world's largest institutional investors and leading pension fund manager in the Netherlands. APG’s Real Estate portfolio (c. €53 billion) consists of a mix of participations in property companies (both listed and private), funds, club deals and joint ventures. Examples include investments in citizenM, Klepierre, SEGRO, The Social Hub, Vesteda, and Via Outlets. The team consists of about 60 investment professionals divided over three teams in Amsterdam, New York and Hong Kong.

 

Within the APG real estate team the listed and private teams work closely together, ensuring a continuous flow of information and exchange of ideas. Our integrated approach towards real estate investing is furthermore designed to access and invest with best in class operators throughout the entire real estate universe.

Our investment style is predicated on fundamentals and requires extensive bottom up as well as market analysis. The investment process includes a continuous dialogue with the management teams of investee companies as well as site visits. We pride ourselves in genuine ESG integration within our investment process, which together with our leading role in Industry body networks, enable us to progress our clients’ responsible investment objectives. Our long term investment horizon as well as the ESG integration in our investment philosophy are key differentiating factors.

 

What you would do

As a (Senior) Associate Real Estate, you have an important role to support the sourcing, structuring and executing of new, mostly private investments. You will also be made (jointly) responsible for managing the existing portfolio of private property investments in Europe, in close consultation with the fund manager and other portfolio managers.

 

Furthermore you will:

  • Conduct extensive data analytics and source, structure and analyze data as part of the research process in order to support investment decisions;
  • Perform financial underwriting of new and current investments by analyzing financial statements, identify companies’ key value drivers and forecast free cashflows with the objective of valuing the firm/investment by using APG’s proprietary valuation model;
  • Report on portfolio developments; monitor trends and develop insights in the real estate marketplace;
  • Actively participate in team sessions discussing policies & strategies for both our regional and global real estate portfolio;
  • Prepare investment pitches to the team as well as engaging in active discussions on portfolio positioning and market trends;
  • Visit portfolio investments and local managers across Europe;
  • Interact frequently with both internal and external stakeholders.

 

What you bring

As a (Senior) Associate Real Estate you are obviously decisive, entrepreneurial and able to work both, independently as well as part of a team. You work in a disciplined manner and you have strong social and analytical skills as well as expertise for quantitative analysis. You possess excellent financial skills with a high degree of analytical rigor as well as demonstrated expertise in financial modelling. You are a representative and motivated team player, and a self-starter with healthy ambition.

 

Furthermore we ask for:

  • A university degree in economics or business studies and preferably started (or finished) a postgraduate (post-doctoral) professional program, such as CFA, CAIA or equivalent;
  • About 3-5 years of relevant work experience, preferably in M&A or investment management;
  • Knowledge and understanding of, or affinity with, real estate markets;
  • Strong business and financial acumen;
  • Strong financial modelling skills;
  • Excellent communication skills in English and possibly in Dutch;
  • Digital mindset;
  • Pro-activeness, initiative and inventiveness;
  • Strong interpersonal skills.
